What to Expect from our Airbnb Management Service

Host with Grace has been fantastic and indispensable in setting up and planning our first ever Airbnb venture. They took away the worry we initially felt.

Step 1: Consultation

It’s all about you: your goals, your needs, your property and your plan. Our first encounter will be a conversation over the phone to get to know each other, understand how we can help and if a partnership together would be a good fit. We will then visit your property, walk through the space together and create suggestions for you to consider.

After the free consultation, if both parties are keen to proceed, we will put together a 12-month earnings forecast tailored to your property and location. This includes a thorough analysis of local competitor properties by conducting desk-based research, triangulated with a report from our data analytics software, to paint as accurate a picture as possible of what your property could generate on the short-let market.

Step 2: Prepare the Property

Once on board, it's time to prepare your space for guests. To truly showcase your property, we will organise for a photographer to capture all the quirky and exciting features your place has to offer, to create a visually attractive listing that will stand out!
 
Small details matter, and guests notice when hosts go the extra mile. We will create a personalized Welcome Guide, sharing recommendations of amazing places to visit in the local area and all essential information they need to know about during their stay.
 
We’ll help set up your Airbnb account and when your property is ready, we will publish the Airbnb listing and get ready to welcome your first guests!

Step 3: Optimise Potential

Having the right price for the right time of year compared to your competitors is essential to make sure your property is found and booked.
 
Using sophisticated pricing software, we will optimize your Airbnb pricing strategy, boost revenue, and position your property for success. We stay up-to-date on market trends and analyse opportunities to stay ahead of the competition.
 
We will regularly review and update your listing’s calendar and pricing accordingly. Our professional management approach will promote you to an Airbnb SuperHost in no time, which in turn will help boost your reputation and rental income.

Step 4: Guest Management

Before accepting new bookings, we will do our best to screen guests by analyzing their profile and checking their reviews.
 
Our personal touch and attention to detail will ensure your guests are cared for from start to finish. We handle all their needs, from initial enquiries and negotiating rates to checking guests in and dealing with specific issues during their stay. Lastly, we monitor reviews they leave and listen to their feedback to improve the experience for future guests.
 
The quality of your guests' stay will determine how well your property performs. It is our mission to deliver a 5* memorable experience they will never forget! Our impressive track record is reflected in our glowing reviews from guests, both whom we have hosted ourselves and supported others to host.

Step 5: Cleaning, Laundry and Restocking

Cleaning Products

Our cleaners follow Airbnb’s five-step enhanced cleaning process. Cleanliness is more important than ever, so our cleaners go the extra mile to see that 5* review! They also re-stock and replenish all necessary items, saving you a trip to the supermarket.
 
We have a careful vetting process to ensure we have the right staff for the job. Regular inspections are carried out for quality assurance and any issues are swiftly dealt with.
 
A cleaning fee will be added to your Airbnb listing, covered entirely or in part by the guest. We will invoice you for our management fee and the cost of cleaners, laundry and supplies at the end of every month.

Management Reports and Reviews

Working with Financial Documents

We will share a detailed management report with a financial breakdown of income and expenses, a booking trends analysis, suggestions on ways to optimise the listing and guest experience going forward. 

Your property will likely experience some wear and tear and items may need replacing or upgrading periodically. We will meet with you in person to review the risk assessment, suggest changes to decor, maintenance requirements and discuss the management report. 

Frequency: Bronze (N/A), Silver (annually), Gold (6-monthly)

Maintenance Packages

Using Tools

PACKAGE 1 - Routine Tasks (putting out the bins, key cutting, watering plants, collecting and opening post, restocking supplies)

PACKAGE 2 - Guest Experience (maintenance to ensure the guest experience is preserved e.g. letting guests into the property if they lock themselves out, putting together a welcome hamper, delivering additional heaters or fans, alerting property owner to repairs / maintenance that need addressing etc)

PACKAGE 3 - Compliance (booking and supervising tradespeople for boiler servicing, gas safety, PAT and electrical testing, window cleaning, gardening, emergency call outs etc)

Packages 1 and 2 are included in our Silver and Gold package. Package 3 is only available as part of our Gold package.
